Parking garages, both as individual structure and as part of high-rises are subject to more stress and corrosion factors than many other buildings. When located beneath a high-rise, they are where all of the load bearing columns are located. As an individual structure, while does not carry as much load in general, they are subjected to the highest possible exhaust gases that are corrosive when combined with moisture and water. In fact, the June 24, 2021, Champlain Towers South, 12-story beachfront condominium in the Miami suburb of Surfside, Florida partially collapsed, causing the deaths of 98 people. “A contributing factor under investigation is long-term degradation of reinforced concrete structural support in the basement-level parking garage under the pool deck, due to water penetration and corrosion of the reinforcing steel.” 
They are the areas of the high rise building that received the least amount of protection and are generally exposed to the exterior temperature, moisture, salt-spray if located near the seas, and the corrosive exhaust gases.
Parking garages with exposed reinforced concrete supports are susceptible to:
- Higher humidity that facilitates faster moisture and water to collected at the rebar-concrete interfaces to cause rebar rusting and weakening of the concrete strength.
- Load bearing columns accelerate the moisture and corrosive elements to penetrate to cause the corrosion at stress concentration areas and spread to other areas.
- More damages in areas that are more laden with exhaust corrosive gases and salts.
- Carbonation with more carbon dioxide reacts with calcium hydroxide in the concrete to form calcium carbonate and concrete weakening.
